التوضيح
Defining RevPAR and explaining its importance as a revenue measurement for room revenues as well as the total hotel financial performance.
RevPAR
RevPAR is an important tool or formula to measure a hotel's ability or potential to generate room revenue by taking into account or consideration, the measurement of both the average room rate and the occupancy percentage. It considers both rate and volume in identifying the total amount of revenues generated by a hotel. It evaluated room revenue and is represented in terms of dollars rate.
It can be calculated by applying the under mentioned formulas:
or
Importance of RevPAR
RevPAR is an important tool for measurement for room revenues as well as the total hotel financial performance of hotels as it indicates the efficiency of a hotel's management in increasing the average rate and achieving high volumes and occupancy in order to maximize the total room revenue.
Both the variables of measurements are involved and in absence of either one, the end result that is evaluation of a hotel's maximization of room revenue cannot be determined.
For instance, if occupancy is taken as the main measurement component of a hotel's maximization of room revenue with a 99% occupancy rate but a low average rate of $25, it is evident that the maximization of room revenue is not achieved.
On the other hand, it the average rate is $180, even then the figures are unacceptable, hence, occupancy is the best fit to determine the profitability of a hotel and generate a more effective measure of performance.
RevPAR indicates how well management is able to attain high occupancy percentage and maintain a high average room rate in order to maximize total room revenues.
