Western Title, Inc., had a lease with Skredes that was due to expire on April 30, 1978. The lease was renewable for five years if Western notified Skredes of its intent to renew at least 30 days before April 30. It also stated that the notice would be effective only when it was deposited in a U.S. Post Office by registered or certified mail. Western's attorney sent a notice of renewal by ordinary mail, which arrived after April 1. On April 5, the attorney discovered his mistake and sent another notice by certified mail. On April 14 Skredes notified Western the lease was canceled. Had Western effectively accepted before the cancellation?
